Manhattan to Queens Second Opinion

Welcome. Letter code QX-2041 is applied, so you won't need to type your address.

For Queens owners whose listing expired

Your home didn't sell. Get a second opinion before you relist.

I'll look at your property the way buyers did: what they saw in the listing, which homes they bought instead, and what I would change. Then we talk, on your terms. There's no cost and no obligation, and it isn't an automated estimate.

Why a second opinion

The usual advice is to cut the price and try again. Sometimes that's right. Often it isn't the whole story.

Buyers who looked at your home compared it with a handful of others and chose one. Knowing which ones, and why, tells you what to change. Here are the three questions I'll answer for your property.

Price position

Where did your price sit against what actually sold?

I compare against closed sales and signed contracts, inside your building when it has them, rather than other asking prices.

Presentation

Did the listing show buyers the home's real strengths?

Photos, floor plan, description and the order buyers saw them in. Small fixes here can change who books a showing.

Buyer reach

Did the right buyers ever see it?

Where the listing appeared, which agents could find it, and whether it reached buyers coming from Manhattan.

You won't hear me criticize your previous agent. Good agents have listings that don't sell, and markets move. What matters is what you do next and what it's based on.

Results

Listings that didn't sell. Then did.

A second attempt works when something real changes. These are sales by Alta Real Estate agents, including homes that sat for months or years first.

2026 REBNYResidential Deal
of the Year

Awarded to Alta Real Estate for the sale of a Midtown penthouse that had gone unsold for a decade. It closed at a record price for the building.

The same discipline goes into every listing we take on in Queens, whatever the price.

Manhattan to Queens · The Metropolitan Standard

Market your Queens home to the buyers already looking from Manhattan.

Buyers moving from Manhattan often search with Manhattan agents, who work from a different listing system than most Queens agents. The Metropolitan Standard puts your home in front of both groups, with four specific commitments.

Position

Priced from what sold

Closed sales and signed contracts, building by building for condos and co-ops. Asking prices are not evidence.

Present

Shown like a Manhattan listing

Professional photography, a floor plan and a written description that leads with what buyers care about.

Expose

Listed on both sides of the river

OneKey MLS for Queens agents, REBNY RLS for Manhattan agents, and Alta's own buyer network.

Execute

A written update every week

Showings, feedback and what's happening around you, so every decision about price or timing is made with evidence.

Who you'll work with

One person to talk to, and a brokerage behind him.

I review your property myself and I'm the one who calls you. If we decide to work together, I'd like to see the home in person before I recommend a price or a plan. A plan made without seeing the home is a guess.

How it works

From your address to a plan, at your pace.

You can stop at any step. Most owners want the conversation first and decide about selling later, and that's fine.

  1. Two minutes

    Send the address

Use the form, or text me the address and the code on your letter.

  2. Same or next business day

    I do the research

Your listing history and the homes buyers chose instead. Done before I contact you.

  3. About 15 minutes

    We talk it through

By phone, text or email, whichever you picked. You'll hear what I found and what I'd do.

  4. If you're considering selling

    I visit in person

I see the home, hear what matters to you, and bring a written relisting plan with a price recommendation.

No listing agreement is discussed until you ask for one.

Get your second opinion

Tell me which property. I'll do the homework before I call.

Prefer not to fill out a form? Text or call me directly. Mention the code on your letter if you have it.

Request a second opinion

Complimentary. Takes about two minutes.

Please add your name so I know who I'm calling.
Please add the property address, including the apartment if there is one.
How should I reach you?
Please add a phone number I can reach you on.
Where are you right now? (optional)

I'll use your details only to respond to this request. Requesting a second opinion is not a listing agreement. If your property is currently listed with another broker under an exclusive agreement, please tell me; I can't discuss representing you until that agreement ends.

Thanks. Your request is in.

Here's what happens next:

  1. I pull your listing history and the homes that sold near you while it was available.
  2. I'll call you within one business day.
  3. If you're thinking about selling again, I'll suggest a time to see the home in person.
I'll reach you from (917) 924-6590. Save it so you know it's me.

Want to skip ahead? Text me a time that works and I'll call you then.

Questions owners ask

Before you reach out

What does this cost?
Nothing. The second opinion is complimentary. If you later list with Alta Real Estate, the terms are agreed in writing before anything starts.
Do I have to list with you afterward?
No. Many owners use the conversation to decide whether to sell at all, or to go back to their previous agent with better information. Either is a good outcome.
I've had a lot of agents contact me. Why should I respond to this one?
Because you'll get something specific: what buyers bought instead of your home, and what I'd change. I'll contact you once, the way you choose, and I won't add you to an automated call or text campaign.
I'm taking a break from selling. Is this still useful?
Yes. Knowing what happened makes it easier to choose the right time to try again. If spring or later makes more sense, I'll tell you, and you decide whether you want to hear from me before then.
My home is a co-op. Does that change things?
It does. Co-op sales depend on more than price: board requirements, financing rules, maintenance and the building's financials all affect who can buy. I look at those alongside the sales in your building.
Is "Manhattan to Queens" only for expensive homes?
No. It's about reaching more buyers, at any price. Plenty of people buying in Queens are coming from Manhattan, and they often search with Manhattan agents.
Why do you want to meet in person?
Because condition, light, layout, noise and the feel of a building don't show up in data. I'd rather recommend a price after seeing the home. The first conversation can be by phone or text; the visit only happens if you want a full plan.

Whenever you decide to sell, decide with better information.
